The run off valve on the hot water heater is dripping. Could this just be a washer or maybe it needs some teflon tape? It makes a noise like a drippy faucet when it needs a new washer.

When you say “Run off valve” are you referring to the T & P valve or the drain cock? If the T & P valve is leaking, it needs to be replaced. The drain valve is not as critical…you can just put on a 3/4 hose thread brass cap to stop the leak.
